Camp Hall Completes Sale on Campus 4 to Portman Industrial

MONCKS CORNER, S.C. – Santee Cooper has sold 110 acres of Camp Hall’s Campus 4 to Portman Industrial, a modern logistics developer internationally. Portman, which previously acquired 77 acres from Exeter Property Group, now owns the entirety of Campus 4 at this next-generation commerce park.

“Portman Industrial’s completed purchase of all of Campus 4 and its plans to begin construction on multiple buildings mark another major achievement in the development of Camp Hall,” said Dan Camp, Senior Director of Real Estate and Camp Hall. “We’re eager to see the buildings take shape. Users require space and, once construction is completed, having that space ready and available enables us to quickly respond to various customer requirements in the short- and long-term. This is an exciting time at Camp Hall.”

Portman has commenced construction of three buildings in the park totaling 940,000 square feet, to be completed in the fourth quarter of 2022. In addition, Portman is currently planning one or more additional buildings on the remainder of the site.

The Camp Hall commerce park represents Portman’s primary focus of developing regional logistics facilities with strategic proximity to key transportation corridors, ports, population centers and markets with abundant labor. The project, led by Portman Industrial’s Southeast Regional Manager, John Gaskin, will be strategically located adjacent to Volvo Cars’ growing manufacturing facility, the region’s interstate and rail networks, and the Port of Charleston.

“The acquisition of these two sites gives Portman a substantial land position in the highly land-constrained Charleston market. Campus 4 provides us with the ability to target a diversity of tenants desiring both smaller, single-load facilities that have been the hallmark of Charleston’s tenant demand,” says Gaskin. “Campus 4 also fills a void in immediate supply of cross-dock logistics facilities of +/- 500,000 SF and +1,000,000 SF, which are in short supply in Charleston and desired by present and future Port customers. We are excited to work with Camp Hall and its partners on helping make this next-generation commerce park a success for Charleston and Berkeley County.”

Portman Industrial has engaged Lee Allen and Kevin Coats from JLL Charleston as the listing agents, Frampton Construction as the general contractor, Seamon Whiteside as civil engineer and McMillan Pazdan Smith as Lead Architect for Phase I.

Camp Hall consists of approximately 6,800 acres with 2,600 acres dedicated as preserved land. Camp Hall, designed and promoted by Santee Cooper, South Carolina’s state-owned public power provider, in partnership with the South Carolina Department of Commerce, Berkeley County, Edisto and Berkeley Electric Cooperatives, the SC Power Team, the Charleston Regional Development Alliance, and the South Carolina Ports Authority, provides direct access to I-26 and is only 30 minutes from the Port of Charleston, 27 miles from Charleston International Airport, and 18 miles from I-95.
